For a village of its size, Montecito rarely gets a season this concentrated. Three storied addresses are opening under new operators, the Music Academy is running its most contemporary program in years, and the lotuses at 695 Ashley Road are timed to peak while both are underway. The through line for anyone who already lives here is that the summer of 2026 is unusually load-bearing for the businesses and institutions that give the village its shape.
The thesis, briefly
Coast Village Road and the Upper Village have spent the last several years cycling through short-tenure tenants at their most visible corners. This summer, three of those corners are being handed to operators with track records that suggest they intend to stay. Read the restaurant news alongside the Miraflores calendar and the Lotusland bloom window, and the season stops looking like a scatter of updates and starts looking like a coordinated reset of the village's public rooms.
The addresses that keep changing hands, and who has them now
The clearest signal is at 1198 Coast Village Road. Peabody's opened there in 1982, closed and reopened with a new owner in 2018, and closed in 2023; Oliver's and Bar Lou followed, both short visits. A new restaurant called Monte's has now opened at that address, marking the first California project from Endwell Hospitality, with a menu built around produce grown at Rincon Hill Farm in Carpinteria along with seafood and meats sourced from the Central Coast. Executive Chef Daniel Kim leads the kitchen and developed the menu with the farm team, with dishes changing based on what is available seasonally. Kim's résumé includes the Michelin three-Green-Star Providence on Melrose in Los Angeles and the Restaurant at Meadowood in St. Helena.
A short walk into the Upper Village, another long-vacant address is turning over. Ancora Osteria is coming to 1483 East Valley Road, the former home of Via Vai Trattoria & Pizzeria, which closed in 2024, with an opening targeted this year. The project is led by S.Y. Kitchen's Chef Luca Crestanelli, sous chef Francesco Crestanelli, and Norman Borgatello, who has helped shape Montecito's upper village business community for decades.
Back on Coast Village Road, two more shifts are worth tracking on the walk between them:

The pattern matters because it changes how a resident uses the village on a weekday. Clark's Montecito is running happy hour daily from 3 to 5 pm with half-price martinis and burgers, $5 Trumer Pilsner, $10 featured wine, $5 oyster shooters, and $2 off oysters, plus Wine Wednesdays with half-off bottles all day. Lilac is running happy hour Tuesday through Sunday from 3 to 5 pm with $10 wines by the glass including Prosecco, Pinot Grigio, and a GSM blend. Lion's Tale runs happy hour Monday through Friday from 4 to 5:30 pm, with all-night happy hour Monday from 4 pm to 12 am, live jazz every Wednesday from 6:30 to 9 pm, and live music every third Thursday from 6 to 8 pm.
That is a walkable circuit of three same-block operators offering something specific between three and eight in the evening, five days a week. It is a different Coast Village Road from the one most residents were using two summers ago.
What Kim is actually doing at Monte's
If there is one opening to build a Saturday evening around this summer, this is it. Endwell's approach in New York is built on the same farm-to-restaurant relationship as their TriBeCa flagship. In Carpinteria, that role is filled by the organic regenerative Rincon Hill Farm, managed by Aiden Ostrowski, which also supplies The Palms in Carpinteria, both restaurants backed by Ryan Sohn, CEO of Endwell Hospitality Group.
"When you're involved with the farm from the beginning, it changes how you think about food," Kim said. "Seasonality and biodiversity shape everything we do."
The menu includes prawn toast, maitake mushrooms, roasted cabbage, pork katsu, wagyu sirloin, and a smash burger. Both Sohn and Kim have a Korean background and are bringing a Korean touch to the menu, a new concept for the village.
Miraflores, and why this summer's Academy program is different
The Music Academy of the West runs an eight-week season on its Montecito campus every summer, and most years the outline is familiar. This year is not most years. The Academy celebrates its 80th anniversary next year and appears to be in forward-motion mode; subscriptions for the 2026 Summer Music Festival went on sale April 9, with individual tickets starting April 30.
The dates and headline events, worth putting on the calendar now:
- The 2026 Summer Music Festival & School runs June 14 to August 8, opening with a new two-week High School Intensive June 14 to 25, followed by the six-week Fellowship Institute June 27 to August 8.
- The annual opera production is on July 24 and 26 at the Granada, presenting the new opera Elizabeth Cree by Kevin Puts.
- Brass @ the Bandshell returns August 2 as a free public event with vendor food and free McConnell's ice cream.
- Broadway's Audra McDonald headlines the Music Note Gala on August 14, currently starring in HBO's The Gilded Age and a winner of six Tony Awards.
- The Festival features appearances by Jeremy Denk, the Takács Quartet, and the duo ARKAI, alongside Mosher Guest Artists Stephanie Blythe, Zlatomir Fung, Jeffrey Kahane, Missy Mazzoli, and Jennifer Koh.
The Academy is holding $10 Community Access Tickets for the 2026 Summer Music Festival, available beginning June 12 at 10 am subject to availability, in person at the Carsey Ticket Office and online. That is a meaningful number for residents used to gala pricing at the door.
The shift in programming is worth naming. A "new era" was palpable at the season preview, with faculty pianist Conor Hanick now officially the Academy's Creative and Artistic Advisor; contemporary programming has a stronger profile this year, and composers-in-residence include Puts, Mazzoli, Jasmine Arielle Barnes, and Christopher Cerrone, who offers the West Coast premiere of Anne's Garden, performed both at Miraflores and at the Santa Barbara Public Library.
For anyone whose Montecito habit is a Sunday walk that ends at Butterfly Beach, the fact that Hahn Hall sits a block off the sand is worth remembering. The Los Angeles Times has described Hahn Hall as the centerpiece of the West Coast's elite summer music academy, hidden away in a plush neighborhood of Montecito, a block from a glorious coastline.
The two months when Lotusland is the point
There is a narrow window each year when the property at 695 Ashley Road is running at the reason it was created. July and August are peak lotus bloom months, and the Water Garden, originally the estate's swimming pool, is now the centerpiece filled with blooming lotus plants during the summer season.
Access is the piece most residents underestimate. The 37-acre estate admits around 15,000 visitors per year under a strict Santa Barbara County permit, so reservations sell out weeks in advance. The garden is open Wednesday through Saturday from mid-March to mid-November, with two time slots daily at 10:00 am and 1:30 pm, and it is worth booking three to four weeks in advance at lotusland.org or by calling (805) 969-9990. Self-guided tours are $60 per adult and $25 per child ages 3 to 17 in 2026, with docent-led tours an additional $15.
If you have lived here for years and only visited once, the July or August 10:00 am slot is the one to hold.
A weekend that only works in these six weeks
Line up the calendar and the geography tightens. A 10:00 am Saturday at Lotusland ends by noon, which is long enough to make the short drive to Coast Village Road for a late lunch at one of the new rooms. The 7:30 pm concerts at Hahn Hall sit less than a mile from the same block. On August 2, the free Brass @ the Bandshell at Plaza del Mar bookends a walk to Butterfly Beach with no ticket required. The overlap will not repeat in the fall.
The through line the village has been quietly waiting for is this: after several years of turnover at the corners that anchor the walk between Miramar and the Upper Village, the operators taking those keys in 2026 are building for tenure. That is worth paying attention to from inside a Montecito address, whether or not you are ever going to move.
